  • Graph shows price of unimproved ranchland on public road and possessing no extraordinary characteristics (i.e. river, lake or flowing creek frontage, mineral production, close proximity to population center, etc.)
  • For all counties, add 50 to 150% for constant flowing river or creek on property, depending upon flow volume and location
  • In 2013, sub-regions were changed slightly to breakdown shown above
  • For other counties, add 30 to 60% for live water
